The Objective
The University of Portsmouth had a number of small projects that were in need of completing quickly and to a high standard, including these works to convert outdated office spaces into new laboratories and offices. St Michael's Building remained occupied throughout the works, with shared access routes across the three floors that required renovation.
The Solution
Mountjoy's Refurbishment team are familiar with working on the University campus having carried out previous works and had a trusted supply chain in place to allow for a quick turnaround of works.
The team stripped out the existing labs and offices and constructed new partitions to form the new work spaces. The work included new electrical (power and lighting and access control), data, mechanical (hot and cold water, wastes, gas) ventilation, and specialist gases (CO2 and nitrogen). New floor coverings were installed, both carpet and vinyl, new suspended ceilings and doors were fitted and the rooms were fully decorated. We also coordinated the fitting of laboratory furniture by a specialist employed directly by the University of Portsmouth.
In order to carry out the works in the occupied building which houses other live laboratory clean environments, our team erected temporary dust proof screens. Weekend work was necessary to shut down services outside of the project area. One of many challenges on the project was working on existing services with little or no building management information, tradesmen traced pipes and cables back to identify isolation points.
